Sinkhole Claims
Pasco County, Florida

Sinkholes are one of the most common reasons for homeowners insurance claims. Relatively common in Florida and Tampa Bay, sinkholes occur when underground limestone formations are eroded by rainwater. As the limestone erodes, it cracks, develops cavities, and fractures. Eventually the limestone and the soil above it may give way, creating a sinkhole. Telltale signs of a sinkhole include cracks in buildings or other structures, along with depressions in the land. Sinkholes may develop as the result of several different mechanisms:

  • Cover-collapse: If a cavity in the limestone bedrock beneath a thick, impermeable layer of clay, the clay will eventually give way. The surface above will sink suddenly and deeply.
  • Cover-subsidence: Sand and soil gradually sink to fill cavities in the limestone bedrock, resulting in a slow and gradual sinking on the surface.
  • Limestone-collapse: Found where the limestone bedrock is covered by 25 feet of soil or less, limestone-collapse sinkholes occur when the limestone ceiling of a cavity completely gives way. These sinkholes, while rare, can be catastrophic, since they happen so suddenly.
  • Limestone-solution: Under high water-table conditions, the limestone is worn away by rainwater that seeps underground. As the limestone slowly dissolves, a depression gradually forms above.
